Utah Contractor Licensing

Black Canyon Exteriors holds an active Utah contractor’s license issued by the Utah Division of Occupational and Professional Licensing (DOPL), which administers contractor licensing under Utah Code 58-55. Our license classification is the B100 General Building Contractor designation, which covers both commercial and residential building trades — including exterior cladding systems (siding, windows), gutter installation, and site improvements such as concrete bollard installation and surface paving.

The B100 classification requires demonstrating financial responsibility, providing proof of insurance, and passing a licensing examination covering construction law and technical practice. Utah’s DOPL renews contractor licenses on a two-year cycle per Utah Code 58-55. We maintain continuous licensure — no lapses, no reinstatements.

Our active license number is available on request. Property managers and risk departments can verify any Utah contractor license directly through the DOPL public license lookup at secure.utah.gov/llv/search/index.html . Search by company name or, once we provide it, by license number. The lookup is public, real-time, and shows license status, expiry date, and any disciplinary history.

General Liability Insurance

We carry a commercial general liability (CGL) policy with the following minimum limits:

  • $2,000,000 per-occurrence
  • $4,000,000 aggregate

Coverage includes premises and operations liability, completed operations and products liability, personal and advertising injury, and contractual liability for the work we perform on your property. The policy is not a bare-minimum binder — it covers the full scope of exterior contracting work we perform, including elevated work (fall protection exposures), equipment operations, and material-delivery logistics.

A Certificate of Insurance (ACORD 25 form) is available within one business day by request via email or phone. We deliver the certificate directly to your project manager, risk department, or HOA board — however your organization routes insurance documentation.

For commercial projects, we routinely provide additional insured endorsements at no additional cost. We can furnish standard ISO endorsement forms including CG 20 10 (Additional Insured — Owners, Lessees or Contractors — Ongoing Operations) and CG 20 37 (Additional Insured — Completed Operations), which together provide coverage for liability arising from both active construction and post-completion claims. Specific endorsement requirements for your project can be accommodated with advance notice — call or email to confirm before contract execution.

Workers’ Compensation

Every Black Canyon Exteriors employee is covered under a full Utah workers’ compensation policy per Utah Code 34A-2 (Utah Workers’ Compensation Act). There are no misclassified 1099 subcontractors on our install crews. Everyone on your job site is a W-2 employee with full workers’ comp coverage in place before they arrive.

This matters for you as the property owner or manager: if someone is injured on your site during our work, workers’ compensation — not your general liability policy — is the first line of coverage for that employee’s medical costs and lost wages. We can provide the workers’ comp certificate alongside the CGL certificate on request.

Our Experience Modification Rate (EMR) is available on request for commercial prequalification packages. A lower EMR reflects a favorable claims history relative to industry average; we maintain our EMR as a managed metric, not an afterthought.

Surety Bonding

Black Canyon Exteriors is bonded per Utah contractor bond requirements under Utah Code 58-55-306, which mandates surety bonding as a condition of licensure for general building contractors in Utah.

Our bonding capacity supports performance and payment bonds up to $2,000,000 per project. For qualified commercial projects requiring formal bonding — particularly those involving public rights-of-way, municipal contracts, or owner-required bonding — we can furnish bond forms including the AIA A312 Performance Bond and Payment Bond, which are the standard in commercial construction.

Municipal right-of-way work (asphalt repair with traffic control, striping on public streets or in front of commercial property) is bonded per the specific requirements of the applicable city or county. We coordinate bond documentation as part of the permit process — this is not an add-on you manage separately.

To request a Certificate of Insurance or workers’ comp certificate: contact us by phone or through the contact form. We will deliver the certificate to the email address you provide, typically within the same business day for standard requests.

Commercial Project Onboarding

Property managers handling prequalification and vendor approval can request a single onboarding packet that includes: our DOPL license certificate, ACORD 25 CGL certificate with the required additional insured endorsements, workers’ compensation certificate, current EMR letter, W-9, safety manual summary, and reference letters from prior commercial clients on request. We can deliver this as a single PDF to your vendor management system or compliance portal. Ask on first contact and we’ll prepare it before the estimate visit.
