Why Striping Compliance Matters for Commercial Properties
Parking lot striping is not aesthetic—it is regulatory. ADA requires specific accessible stall dimensions, number of accessible stalls relative to total stall count, van-accessible stall dimensions and access aisle widths, proper signage mounting heights, and compliant path of travel from accessible stalls to building entrances. Fire lanes must be marked in red with "FIRE LANE — NO PARKING" lettering of specified height and at specified intervals. Failure to maintain compliant markings exposes property owners to ADA complaints (DOJ enforcement), fire code violations (fire marshal citations), and premises liability claims in accident litigation. Paint vs. Thermoplastic — Which Is Right for Your Property
Traffic paint is applied by airless spray, dries in 20 to 30 minutes, and costs $0.25 to $0.50 per linear foot. Thermoplastic marking is applied by extruder at 400°F and bonds to the pavement surface—it is 3 to 5 times thicker than paint and lasts 3 to 5 times longer. Thermoplastic costs $0.75 to $1.50 per linear foot but has a 5 to 7 year service life versus 1 to 2 years for paint in a commercial parking lot. For high-traffic drive aisles, stop bars, fire lane curb markings, and accessible stall symbols, thermoplastic is the correct choice. For parking field stall lines in a lot on a biennial seal coat cycle, paint re-applied with each seal coat is cost-appropriate.
ADA Accessible Stall Requirements
ADA 2010 Standards require a minimum number of accessible parking spaces based on total lot count: 1 for 1 to 25 spaces, 2 for 26 to 50, 3 for 51 to 75, 4 for 76 to 100, and 1 per 25 spaces thereafter for larger lots. At least one of every six accessible stalls must be van-accessible with an 8-foot access aisle (versus 5-foot for standard accessible). Accessible stall dimensions: 8 feet wide minimum plus 5-foot access aisle. Van-accessible: 8 feet wide minimum plus 8-foot access aisle (or 11-foot-wide stall with 5-foot aisle). Fire Lane Marking and NFPA 1 Requirements
Fire lanes must be maintained clear for fire apparatus access. Utah municipalities generally follow NFPA 1 or IFC requirements for fire lane marking: red curb paint, "FIRE LANE — NO PARKING" stencil in 4-inch letters at 50-foot intervals (or as required by local authority). Curb face height for fire lane paint is typically 6 to 8 inches.
