Striping Case Studies — Commercial Parking Lots Across Utah

Real project scopes and outcomes for facility directors evaluating commercial striping contractors on the Wasatch Front.

Retail Lot — Full Re-Stripe After Seal Coat, Orem, UT (220 stalls)

Commercial office building with quality exterior finish

Project scope: A 220-stall retail lot in Orem required complete re-striping after a 2-coat seal coat application. Existing layout had 8 accessible stalls, none van-accessible—ADA required 9 stalls with 2 van-accessible for a 220-stall lot. Layout revised to 9 accessible stalls including 2 van-accessible, relocated to the primary entrance. Thermoplastic ISA symbols and accessible stall borders for all 9 accessible stalls; traffic paint for 211 standard field stalls. Fire lane curb painted red (260 lf). Stop bars in thermoplastic at 3 drive aisle intersections. Directional arrows in thermoplastic in 4 one-way drive aisle sections. Total project: 1 overnight shift (10 p.m. to 6 a.m.); store opened on schedule. Full ADA documentation package provided to property manager. Client was advised to update their certificate of insurance rider to reflect ADA compliance status.

Parking Garage — 3-Level Re-Stripe, Provo, UT (380 stalls)

Project scope: A 3-level parking garage for a retail anchor in Provo required full re-striping of 380 stalls across 3 levels—an 8-year-old thermoplastic application that had reached end of service. Old thermoplastic removed by grinding at elevator lobbies and accessible stall areas where build-up was excessive (4+ previous coats). New thermoplastic applied at 90 mil on all safety markings; traffic paint on standard stall field lines. ADA stall count: 16 accessible stalls (including 3 van-accessible) per 2010 Standards for a 380-stall facility. Layout reviewed by property owner's ADA consultant before painting. Timeline: 3 nights (Level 1 night 1, Level 2 night 2, Level 3 night 3), facility operational during day. Total project: $32,400 for 380 stalls across 3 levels including thermoplastic removal, new thermoplastic, and traffic paint.

Municipal Lot — ADA Upgrade and Full Re-Stripe, Salt Lake City, UT

Project scope: A Salt Lake City-owned public parking lot on 200 South required ADA upgrade from a pre-2010 Standards layout (4 accessible stalls, no van-accessible, access aisles 4 feet wide instead of 5 feet) to 2010 Standards compliance (6 accessible stalls, 1 van-accessible, 5-foot access aisles). Also required fire lane re-marking to current NFPA 1 standard (prior markings did not include required stencil intervals). Layout submitted to city ADA coordinator for approval before painting. Thermoplastic ISA symbols and stall borders; traffic paint for stall field lines. Fire lane thermoplastic lettering and curb paint. Project permitted through Salt Lake City Building Services. ADA inspection by city building official after completion. Certificate of compliance issued. Total project: $8,200.

New Construction — Office Campus Layout, Draper, UT (340 stalls)

Project scope: A newly constructed 4-building office campus in Draper required layout of 340 parking stalls, fire lanes, drive aisle markings, stop bars, directional arrows, and 14 accessible stalls (including 3 van-accessible) per ADA 2010 Table 208.2. We worked from the civil engineer's approved site plan, confirmed stall angles and widths matched the plan, and verified accessible stall locations were on the shortest route to each building entrance. Pre-stripe layout reviewed by the city building inspector before painting—this pre-inspection is required in Draper for new commercial construction striping. All markings in thermoplastic per the project specification (owner preferred thermoplastic throughout for 5-to-7-year service life). As-built striping documentation included in the certificate of occupancy package. Project completed in 2 days with a 4-person crew.

Common Questions

How do you handle re-striping in a parking garage with low clearance?
Parking garage work uses low-profile striping equipment that operates under standard parking garage clearances (typically 7 feet). We use airless spray equipment in garages rather than thermoplastic extruders, which are too tall for most garage decks. For thermoplastic in garages, we use hand-application screed boxes for symbols and stencils. Ventilation is required during solvent-based application in enclosed garages—we coordinate with facility management on ventilation requirements.
Can you provide as-built documentation for our ADA compliance file?
Yes. We provide a written as-built after every striping project that includes: total stall count, accessible stall count, van-accessible stall count, fire lane linear footage, and a sketch showing accessible stall locations relative to building entrances. This document is formatted for inclusion in ADA compliance files and building permit packages.
