Seal Coat Costs — What Commercial Properties in Utah Actually Pay

Seal coat is the most cost-effective pavement maintenance investment available. Here is the real cost picture for Utah commercial properties.

Base Cost by Lot Size

Commercial office building with quality exterior finish

Commercial seal coat pricing (2-coat asphalt emulsion, sand additive included): $0.15 to $0.35 per square foot of lot area. The range reflects surface condition, lot complexity, and application method. Small lots (under 10,000 sq ft): $0.28 to $0.35/sq ft (higher per-unit cost because mobilization represents a larger proportion of total project cost). Mid-size lots (10,000 to 50,000 sq ft): $0.20 to $0.28/sq ft. Large lots (50,000 to 150,000 sq ft): $0.15 to $0.22/sq ft. Very large lots (over 150,000 sq ft): contact for negotiated project pricing—production efficiency at this scale typically drives per-square-foot cost below $0.15. Example: a 50,000 sq ft commercial lot costs $7,500 to $14,000 for a complete 2-coat seal coat with sand and re-striping of standard marking (ADA stalls, fire lanes, field stalls).

What Drives Cost Up

Crack density: a lot requiring extensive crack sealing before seal coat application adds crack seal cost to the project. Budget $1.50 to $3.00 per linear foot of crack sealing in addition to the seal coat cost. Lot complexity: curb islands, grade changes, narrow aisles, and tight geometry slow squeegee production and increase labor cost. Oil contamination: heavy oil spots require priming—budget an additional $0.03 to $0.06 per square foot for oil primer on contaminated lots. After-hours scheduling: sealing a retail or restaurant lot during overnight hours adds 20 to 30 percent premium on labor. Re-striping scope: re-striping after seal coat (required) adds $0.03 to $0.07 per square foot for standard stall and fire lane markings; ADA symbol work adds $35 to $65 per accessible stall in thermoplastic.

ROI: Seal Coat vs. Deferred Maintenance

A biennial seal coat program on a 50,000 sq ft lot costs $7,500 to $14,000 every 2 years—$3,750 to $7,000 per year amortized. A mill-and-overlay when the maintenance-deprived surface is beyond seal coat help costs $2 to $4 per square foot—$100,000 to $200,000 on the same lot. The maintenance program defers that cost for 10 to 15 years. Even accounting for crack sealing and patch work within the maintenance program, the 10-year total maintenance cost is typically 70 to 80 percent lower than the 10-year cost of a deferred-maintenance lot requiring reconstruction.

Total Project Cost Components

A complete seal coat project has four cost components: (1) crack sealing—completed 48 hours prior; (2) seal coat material and labor; (3) re-striping—required after seal coat covers all existing markings; and (4) traffic control and access phasing—included in our standard scope. Mobilization is included in the per-square-foot pricing for projects over 10,000 sq ft. For small projects under 10,000 sq ft, mobilization is a separate line item of $400 to $600. Common Questions

Is crack sealing included in your seal coat pricing?
No. Crack sealing is quoted separately because crack density varies widely between properties. We complete crack sealing 48 hours before the seal coat application and provide a combined invoice showing both scopes.
Does the seal coat price include re-striping?
Re-striping is quoted as a line item within the project scope but is not included in the per-square-foot seal coat rate. Standard re-striping (all stalls, fire lanes, stop bars, ADA symbols) for a 50,000 sq ft lot adds $2,000 to $5,000 to the project depending on marking density and material (paint vs. thermoplastic).
How do you handle deferred maintenance premium?
Lots that have not been maintained in 5 or more years require more preparation—more crack sealing, more oil priming, potential spot patching before seal coat is appropriate. We assess condition during the site walk and may recommend a one-time remediation scope before committing to a maintenance cycle. Trying to seal coat a severely deteriorated lot produces poor results and is not a service we will provide without honest disclosure of limitations.
