An 85,000 sq ft strip mall lot last sealed 4 years prior had significant surface oxidation and moderate crack density. Scope: crack seal all cracks over 1/4 inch (approx 1,800 linear feet), allow 48-hour cure, then seal coat in three phases over three days. Phase 1: rear lot and side aisles (no tenant access affected). Phase 2: front lot left section, tenants redirected to Phase 1 for day. Phase 3: front lot right section. All striping re-applied immediately following seal coat cure on each phase. Total project: 5 days start to finish, no tenant closed during business hours.
Office Park — Annual Drive Aisle Program, Lehi, UT
A 6-building, 120,000 sq ft office park campus with high delivery traffic on primary drive aisles. We implemented a split cycle: primary drive aisles sealed annually at 0.02 gallons per sq ft application rate; parking field sealed biennially. Annual drive aisle sealing cost approximately $3,600 per year; biennial field sealing cost $9,000 per cycle. Over a 4-year period, total maintenance cost was $21,600 versus an estimated $145,000 for a full lot mill-and-overlay that the previous management team had been budgeting for.
HOA Common Area — Community Seal Coat, West Jordan, UT
A 220-unit HOA with 38,000 sq ft of common-area parking and drive lanes on a 2-year seal coat cycle. We work with the HOA board to schedule in early September after summer peak. - How do you handle re-striping after seal coat?
- We re-stripe after seal coat cure (minimum 24 hours) using traffic paint or thermoplastic depending on your spec. All ADA-compliant accessible stalls, fire lanes, stop bars, directional arrows, and parking field lines are replaced. We photograph pre-existing striping layout before sealing for reference.
- What causes seal coat to peel or flake?
- Seal coat failure modes include: application over wet or contaminated asphalt, application in ambient temperatures below 50°F, application over fresh crack sealant that has not fully cured (48-hour minimum), or excessive coating thickness applied in a single coat (too thick a coat skins over before fully bonding). Our application process eliminates each of these causes.
- Is there a color option other than black?
- Asphalt emulsion seal coat is black—that is the nature of the material. Some owners ask about gray or tan alternatives; these are not asphalt emulsion products and do not provide the same binder-penetrating protection. Decorative pavement coatings (epoxy-based) are a separate product category with different performance characteristics and significantly higher cost.
