Best Time to Crack Seal Utah Commercial Parking Lots
Timing a crack seal application correctly maximizes sealant adhesion and longevity. Utah's climate creates both ideal windows and conditions to avoid.
Spring Application — April to June
Spring is the most popular crack seal window in Utah because the pavement has completed its winter contraction cycle—cracks are at their widest, providing the best sealant reservoir geometry. Ambient temperatures in the 45 to 70°F range are ideal. Snow and freeze cycles are behind us for 6 to 7 months, giving the sealant a full cure season before winter stress. We book spring slots quickly; call by February to secure an April or May date.
Fall Application — September to October
Fall crack sealing—before the first hard freeze—allows sealant to cure fully before the pavement enters its compression-to-expansion cycle. Pavement temperatures are dropping toward the ideal working range and morning starts are easy to achieve. Fall applications pair well with seal coat scheduled for September: seal coat first, allow 24-hour cure, then crack seal any cracks that were sealed over by the emulsion. Wait—actually the correct sequence is crack seal first, allow 48-hour cure, then seal coat over the cured crack sealant.
Summer Application — July to August
Summer application is feasible with early-morning starts before pavement surface temperature exceeds 110 to 120°F. At high surface temperatures, sealant skins over before penetrating the crack fully. We schedule summer crack sealing for 5 to 9 a.m. to work within the temperature window. If your property does not allow early access, fall scheduling is the better option.
Winter — Not Recommended
We do not perform hot-pour crack sealing below 40°F ambient. At low temperatures, the existing asphalt is brittle and sealant adhesion drops significantly. If an emergency requires winter sealing, infrared heat can pre-warm the crack channel to improve adhesion, but this adds significant cost and is reserved for exceptional circumstances.

- Should I seal coat before or after crack sealing?
- Always crack seal first. Apply hot-pour sealant, allow 48 hours to cure fully, then apply seal coat over the sealed cracks. This sequence ensures the sealant bonds to the asphalt walls (not over fresh seal coat), and the seal coat provides a uniform surface appearance over the sealant bead. Seal coat applied before crack sealant will peel away from crack edges and contaminate the sealant bond.
- How far in advance should I schedule?
- Spring (April–May) books out by February for large properties. Fall (September–October) books out by July. We maintain a waitlist for cancellations. For properties under 50,000 sq ft of lot area, we can often schedule within 2 to 3 weeks during the shoulder season.
- Can crack sealing and lot striping be done the same day?
- No. Crack sealant needs 24 to 48 hours of cure before any traffic paint or thermoplastic can be applied over it. If your project includes striping, schedule striping 48 hours after crack sealing.
